Management Plans Boyer Realty Management L.L.C. offers three basic Management/Rental plans and soon we will offer another Home Monitoring Security package designed to watch your property in the event of an extended absence.

MANAGEMENT PLANS


RENTAL PLAN "A" - FULL MANAGEMENT SERVICES

MARKETING includes some or all of the following:
  1. Newspaper, supplemental flyers and website advertising to secure a qualified tenant for your property
  2. Notification of property availability to local industries, state and federal agencies
  3. Notification of property availability to military installations, colleges and univerities
  4. Cooperation with other Realtors and Rental Agencies

ADMINISTRATION Includes

  1. A prelease inspection of the property and rental market analysis
  2. Supervision of rental showings by licensed personnel
  3. Prospect screening - only financially qualified prospects will be shown your property
  4. Execution of disclosures now required by law, including lead disclosures if necessary
  5. Applicant screening includes credit, prior eviction and criminal background checks, landlord references and employment verifications
  6. Preparation and execution of lease
  7. Move in inspection of property with tenants
  8. Verification of utility turnover

MANAGEMENT Includes

  1. Collection of rent
  2. Payment of mortgage and utilities, if desired
  3. Provision of a monthly financial report
  4. Provision of a year-end financial report for tax purposes
  5. Control of security deposit escrow and interest payments
  6. Enforcement of a delinquency policy

MAINTENANCE Includes

  1. Availability of seven day, 24-hour emergency coverage, by Boyer Realty Management maintenance personal and/or outside contractors as needed
  2. Provision of corrective maintenance for appropriate fees
  3. Preventive property inspections and maintenance, as selected by owner

RENTAL PLAN "B" - FULL RENTAL SERVICES

EXCLUSIVE LISTING CONTRACT

This plan should be considered if no management or maintenance is required, but you would like us to acquire a tenant for your rental property. For fees collected, we will supply marketing and administration. MARKETING includes some or all of the following:

  3. Notification of property availability to military installations, colleges and univerities

RENTAL PLAN "C" - TENANT SCREENING REPORT

This is the ideal plan if you rent and manage your own property, but would like background information verified on a potential tenant.

For our standard package, we will supply:

  1. Rental applications and release forms to secure prospective tenants' permission for procurement of items 2, 3, & 4. (A small fee is collected from each individual applicant for credit bureau services.)
  2. Applicant screening includes credit, prior eviction and criminal background checks
  3. Employment verifications
  4. Rental history from current and past landlords
  5. Consultation with owner/BRM recommendations
With our extended package, we will supply all of the above services, plus:
  1. Preparation and execution of lease
  2. Collection of security deposit, first rental payment by certified funds
